This notice is to advise that Council will consider issuance of a Development Variance Permit for LOT 4 SECTION 17 RANGE 7 QUAMICHAN DISTRICT PLAN 7654 EXCEPT THOSE PARTS WITHIN PLANS 10578, 11685 AND 30856, located at 339 Campbell Street, Duncan, BC.
What is the purpose of the Development Variance Permit (DVP)?
The applicants are requesting variances to Zoning Bylaw No. 3166 to facilitate a 3-parcel bare land strata subdivision. The applicants are requesting a variance to Section 4.3.1 for proposed Strata Lot B to increase the maximum parcel coverage from 35% to 38.41%, and to increase the Floor Area Ratio (FAR) for proposed Strata Lot B from 0.5:1 to 0.55:1 to retain the existing house on the proposed Lot; and the applicants are requesting to reduce the minimum parcel depth for proposed Strata Lot C from 25 m to 19.64 m and to redesignate the exterior side, interior side, front, and rear parcel lines of proposed Strata Lot C.
